Certain home improvements require HOA approval prior to commencing remodeling, demolition, or installation work. Failure to obtain the necessary approval may constitute a violation of the CC&Rs and may require such modification or removal of unauthorized work at the expense of the homeowner. (CC&R’s, Article V, Section I)
The following projects require HOA approval via the submission of the Application for Architectural/Home Improvement form. Cosmetic interior changes such as painting, adding/replacing moldings or baseboards, installing/replacing carpeting or flooring, or other similar cosmetic changes do not require HOA approval.
The following list of projects requiring HOA approval is not all inclusive.
- A/C unit or HVAC (if moving location of unit)
- Addition and removal of walls and other structural changes such as removing drop ceilings, structural posts, etc.
- Bathroom and kitchen remodeling Any plumbing, gas line, or electrical work including modification to electric control panels and electric wiring.
- Addition of a new shower or bathroom.
- Addition of electric vehicle charging station. (See EV Charging Rule)
- Replacement of windows, sliding doors, and screen doors.
- Installation of vents in kitchens/bathrooms.
- Installation of lattice fences and patio covers.
- Tile/stone on entryway.
- Water heater replacement (if moving location of unit, or going to a tankless model)
- Solar panels.
- Patio refurbishment (hardscape).
- Any other structural modifications or additions.
Here are the steps to get started.
- Determine whether your project requires a city of Irvine building permit.
- Determine if your contractor is licensed and carries insurance, including liability coverage. Non-licensed/non-insured contractors do not meet HOA criteria.
- Complete the Application for Architectural/Home Improvement and submit it through the management company.
- Allow the association/architectural committee 30 days to review the application.
Note:
- Temporary porta potty’s (i.e.-toilets) are not permitted on the property.
- If your project requires a dumpster, pre-approval from the management company is required.
